Real estate documents can be delivered to our office in person, by mail, or electronically.

All documents that are recorded electronically must be submitted through one of our trusted submitters.

The State of Minnesota requires that an Electronic Certificate of Real Estate Value (eCRV) be submitted when more than $3,000 of consideration is paid for the property. These must be submitted electronically. Please visit the Minnesota Department of Revenue’s eCRV site for additional information.

Before a document can be recorded, it must meet certain statutory requirements. See Recording Checklist for an overview of the statutory requirements needed to make a document recordable. If these requirements are not met, the document will be returned to the sender for correction. For further guidance on these requirements, legal advice, or assistance in completing legal forms, please consult with your legal advisor. Per Minnesota Statute, this office may only review documents to ensure all required elements are present and cannot assist in the preparation of these documents. Once you record a document, it is permanent and cannot be removed or altered.

All real estate documents, either paper or electronically-filed, will be processed until 3:00 p.m. on the day they are received. Any documents submitted after that time will be processed the following business day.

 Search Our Real Estate Records

There are three ways you can search our real estate records from home:

• Free Document Listing – View a free listing of recorded documents for any property. Shows document numbers, dates, and types. Click on any
  document number to view the full document through Tapestry’s pay-per-search option. Search the Property Hub here. NOTE: Not all documents recorded on a property will be available through this feature. The absence of a document from this list should not be construed to mean it does not exist.
• Tapestry EON – Pay-per-search access. No monthly fees – pay only for documents you view. Best for occasional users. Sign up for Tapestry EON
  or login to existing account.
• Laredo – Monthly subscription access. Best for frequent users like title companies and real estate professionals.

NOTE TO THOSE PLANNING TO SEARCH REAL PROPERTY RECORDS IN OUR OFFICE:

Big Stone County’s real property records will be exclusively tracted electronically effective June 15, 2026. Paper tract indexes are updated through June 14, 2026. Any recordings after this date will only be indexed electronically and searchable through the Laredo program. The public computer workstation is equipped with this program and staff will be available to assist you in its use.
